Family-run Brooklyn Home Company, a development firm of artists and builders known for creating innovative design-forward living spaces, has announced the launch of 488 Sterling Place in Brooklyn’s Prospect Heights neighborhood.

In short, Passive House is a design technique that increases the insulation of the building exterior and introduces fresh filtered air into the indoor air environment. This lowers heating and cooling bills, reduces the building’s carbon footprint, and improves indoor air quality compared to typical home builds.
“A nice aspect of passive house principled design is you don’t have to make many compromises with the look and feel of the building in the design process. In some ways, you actually have more options during the design process,” said Bill Caleo, co-founder of The Brooklyn Home Company.
“For example, with passive house design, you don’t have to worry about proper heating/cooling due to the superior insulation and windows (488 Sterling Place has used European triple pane glass which insulates and reduces noise pollution), so you can place the ducts or baseboard heaters almost anywhere and have the freedom to pick the place that informs the best design. This practice allows higher ceilings, less soffits and better room layouts as a result,” he continued.

As well as Passive House design principles, the innovative studio consciously opted against using fossil fuels at 488 Sterling Place, choosing electric instead. “Our eye is on the objective of building residential homes with a lower carbon footprint and better indoor air quality. Buildings in NYC are the primary cause of carbon emissions, and it’s a necessity to change that statistic,” said Caleo.
The largest residence at 488 Sterling Place currently available is apartment 3D. Opening the door into this three-bedroom, two-and-a-half-bathroom luxury residence, potential owners will be struck by the amount of natural light, further enhanced by the home’s engineered white oak floors and lofty ceilings.
