Perth: Queen City of Western Australia
Brazen, cultured and, yes, hip, Perth maybe one of the most physically remote capital cities in the World, but is on the frontline of urban modernity
Australia's sunniest capital city, Perth effortlessly blends urban cool with raw natural beauty. Its heart is bustling with new bars, restaurants, shopping and cultural spaces, and then there is Kings Park – one of the world’s largest inner-city parks. Just a short drive away are the beautiful wineries of the Swan Valley or stunning beaches to watch amazing sunsets or even swim with wild dolphins. Little wonder The New York Times famously declared Perth a “hipster haven”.
Perth’s transformation. An slew of new public spaces has activated Perth and its surrounding cultural hubs, including the vibrant waterfront district of Elizabeth Quay, the nearby Ritz-Carlton, Yagan Square that is a celebration of WA's Aboriginal heritage, and the Optus Stadium across the Swan River in Burswood that can seat 60,000 AFL fans or 70,000 concertgoers. Perth also offers some of the best-value hotels and short-stay accommodation in Australia as new and refurbished properties open in the CBD, surrounding suburbs and along the coast.

Bunbury
Bunbury, Western Australia is renowned for its wild but friendly bottlenose dolphins.
You can meet dolphins at the shoreline or out in the bay aboard a dolphin watching and swimming tour. It’s also the setting of many maritime legends and the northern gateway to Australia’s South West - one of the most biodiverse regions on Earth, where world-class wine, pristine beaches and forests of timber giants can all be enjoyed in a single day.
Hitting the Kwinana Freeway and Forrest Highway south of Perth, you’ll be beside the blue waters of Koombana Bay in under two hours.
Regular charter flights from Perth will get you to Bunbury in the blink of an eye. If the idea of arriving by sea appeals, Bunbury is also included in the summer itineraries of many Australian cruise packages.
To meet Bunbury’s friendliest locals, make a beeline for the Dolphin Discovery Centre. Here, on the shores of Koombana Bay, a dedicated interpretive centre and interaction zone allows visitors to encounter some of the 100 plus bottlenose dolphins who frequent its calm waters. Stand knee-deep in the shallows and wait for them to come to you or join a tour for a viewing or swimming experience.
Golfers can swing by one of three internationally renowned courses and young families will find more animal encounters in the region’s wildlife parks.
Further information on Bunbury can be found at www.visitbunburygeographe.com.au

Festive Window Backdrops for the Holidays
Yes, we're all staying in this Christmas but we shouldn't let this dampen our festive spirit. To inspire us all, JS Aluminium Window teamed up with a group of designers to share their styling tips with us. We've chosen five of our favourites to share with you today.
Make it Personal
The good fellows at OFGA (Office of Good Architecture) say, "To add that personal touch without stepping outside, try adding childhood memorabilia to your palette. It's a fun and sustainable way to bring out favourite pas>mes over Christmas gatherings."
So pull out your children's drawings and turn them into baubles, add train tracks and Christmas houses to the festive window sill. Maybe spend the evenings over a board game or two.
Add Festive Window Art
Says Kenny Kinugasa-Tsui, co-founder of Bean Buro, “Bean Buro’s styling concept for a festive living is to consider contemporary windows as a creative backdrop for energetic and humanistic compositions. Delicate installation of sculptural objects at window thresholds can bring the outside-in, and inside-out.”
Co-founder Lorène Faure suggests a series of voluptuous vases from HAY, candle holders fro Littala, paper cone trees from Paper Dreams and even a foosball table from Teckell to create a contemporary atmosphere that will work with any large panoramic windows to frame the exterior scenery.
Make it Hygge
To create that nordic charm, Starz Pasha Ltd. suggests adding throws and cushions in the room to keep things cosy. Light a few candles. Pour yourself a hot drink. Mulled wine for the adults, hot chocolate for the kids.
Think Outside the Box
Even with the recent trend of working-from-home or prohibition of group gatherings, we should be thankful we can still celebrate with our dearest ones at home.
For those who might not be entertaining with the usual Christmas tree, Jackey Yip, co-founder of Monotype suggests that "it might be equally refreshing to replace the scent of pine and berries with a window display of daily objects of desire readily available at home."
"We could appreciate these small engineered inventions or beautiful ornaments that make our day a little bit easier and happier in a totally different way," he says, "by simply sticking them on to the living room window, arranging them in a staggered form of a Christmas tree!"
Just Enjoy the View
At the end of the day, just appreciating the view outside might be enough.
"No matter how exquisite the ornaments close at hand, don't forget the beautiful scenery outside the window," says APAC designer Ken Fung.

Feast Your Eyes on the Amazing Views From the World’s Tallest Skyscrapers
Once upon a time, skyscrapers were places of commerce, home to floors and floors of offices and perhaps the occasional hotel — but, oh, how things have changed.
Across the globe, an ever-growing crop of super tall residential towers is on the rise, as leading developers, architects and designers collaborate on projects that simultaneously transform city skylines and property markets with record-breaking heights and prices.
These days, in cities like New York, Dubai and Moscow, wealth and status go hand in hand with extreme elevation as towers top out at astonishing heights that wouldn’t have even been possible a few years ago. Growing in popularity around the world, these staggeringly tall feats of engineering are only expected to multiply in the years ahead, catering to superrich buyers with a taste for owning the best views money can buy.
For a taste of the high life, here’s a look at the 10 of the world's tallest residential skyscrapers in the world — for now, at least.
Central Park Tower, New York City
Height: 1,549 feet / 472 metres
Year of completion: 2020
Officially the tallest residential building in the world, Central Park Tower is also the second-tallest structure in New York City behind One World Trade Center — hence the unobstructed 360-degree views. Located on a strip of exorbitantly priced properties known as Billionaire’s Row, the tower has 179 units estimated at a collective US$4 billion, making it the most expensive condominium project in the United States.
111 West 57th Street, New York City
Height: 1,427 feet / 435 metres
Year of completion: 2020
You don’t have to look far for the second-tallest residential skyscraper: It’s Central Park Tower’s neighbour on Billionaire’s Row. Also known as Steinway Tower, 111 West 57th Street stands out for being skinny — it’s only 60 feet wide. Positioned to perfectly align with the centre of Central Park, the building currently has two 7,130-square-foot penthouses on the market, priced at a cool US$66 million each.
432 Park Avenue, New York City
Height: 1,396 feet / 425.5 metres
Year of completion: 2015
It wasn’t long ago that 432 Park Avenue was the tallest residential building in the world — a position it held for five years — but it’s no less stunning now that it’s in third place. Designed by Rafael Viñoly, the tower is an exercise in simplicity and geometry, with six windows each measuring 10 by 10 feet lining each side of the building on every storey. The building’s’ developers benefited from completing the project during better economic times: the 96th-floor penthouse fetched US$86.77 million in 2016.
Princess Tower, Dubai
Height: 1,356 feet / 413 metres
Year of completion: 2012
Standing 101 storeys tall, Princess Tower is located in the centre of Dubai Marina and previously held the title of world’s tallest residential tower from 2012-2015. Housing a staggering 763 units — from one-bedroom apartments to five-bedroom penthouses — the tower is located opposite the Dubai International Marina Club and even features an observation deck on the 97th floor, where residents can look out at the glittering skyline.
23 Marina, Dubai
Height: 1,287 feet / 392 metres
Year of completion: 2012
Prior to the completion of neighbouring Princess Tower, 23 Marina had the distinction of being the world’s tallest residential skyscraper. Its 289 apartments are spread across 88 floors, where residents enjoy views of the Dubai skyline or the manmade island Palm Jumeirah. Even in a city of stunning skyscrapers, 23 Marina stands out with its unique geometric designs, including an octagonal shape and triangular spires.
Burj Mohammed Bin Rashid, Abu Dhabi
Height: 1,251 feet / 381 metres
Year of completion: 2014
The tallest building in Abu Dhabi, 92-storey Burj Mohammed Bin Rashid is located on The Corniche, an 8-km road with cycling area, pedestrian pathways and Corniche Beach; the tower itself is connected to the World Trade Center. The tower holds 474 units, and amenities include spacious balconies overlooking the beach, a 90th-storey gym, a children’s play area and an indoor terrace garden.
Elite Residence, Dubai
Height: 1,248 feet / 380 metres
Year of completion: 2012
Yet another super tall structure in the Dubai Marina skyline, Elite Residence has 703 residential units including one- to four-bedroom apartments, three- to four-bedroom penthouses and one palatial five-bedroom penthouse occupying the top floor. There’s plenty to keep residents busy: a fully equipped gym with views of Palm Jumeirah and the beach, a tennis court, two indoor pools, one outdoor pool and a sundeck.
The Torch, Dubai
Height: 1,155 feet / 352 metres
Year of completion: 2011
Like many other buildings before it, The Torch was once the tallest residential tower in the world. At 84 storeys high, it’s still a juggernaut, one with 682 units to boot. Views are sensational from the apartments as well as from the large outdoor pool and private deck overlooking the city and the entire length of Dubai Marina.
Neva Towers 2, Moscow
Height: 1,132 feet / 345 metres
Year of completion: 2020
In case you were thinking that all of the world’s tallest residences are either in New York City or the Middle East, it isn’t true. The taller of two apartment buildings forming a sumptuous complex, Neva Towers 2 is located in the centre of Moscow and is the first eco-friendly building in Russia to be granted LEED certification. Residents have access to a spa, fitness centre, private cinema, squash courts and a private park with a panoramic pool.
LCT The Sharp Residential Tower A, Busan
Height: 1,113 feet / 339 metres
Year of completion: 2019
Part of a three-building complex comprising one commercial tower and two apartment buildings, LCT The Sharp Residential Tower A is the slightly taller of the latter pair. Aside from being the tallest residential building in South Korea, it’s the third-tallest building overall in the country and its 85 storeys on the waterfront afford residents unbeatable views of the city and the sea.

Year of completion: 2012
Standing 101 storeys tall, Princess Tower is located in the centre of Dubai Marina and previously held the title of world’s tallest residential tower from 2012-2015. 23 Marina, Dubai
Height: 1,287 feet / 392 metres

Testing the Market: Luxury Homes in Hong Kong to Look Out For
With the Covid-19 pandemic on the wane, is it full steam ahead now for the sales of luxury homes in Hong Kong? We find out more.
As the local Covid-19 outbreak appears to be abating, shrewd developers in Hong Kong are looking to fill the void left in the supply by the pandemic, either with the launch of new projects, or by resuming marketing activities that have been put on hold in the past few months.
From now until the Lunar New Year, a more diverse supply of properties – off-plan and new-builds – will continue to test the market’s appetite for luxury homes. As buyers and investors are presented with more choices, it’s increasingly important for developers to differentiate their offerings.
St George's Mansions
[caption id="attachment_212316" align="alignnone" width="1024"] St George's Mansions.[/caption]
Sino Land reports that it sold a luxury home in St George’s Mansions, the upmarket project designed by Robert A M Stern’s New York firm RAMSA, for HK$238 million – or HK$71,471 per square foot, which is likely the highest price for domestic property so far this year.
Secluded in a prime location on Kadoorie Avenue, St George’s Mansions comprises three towers that together house 175 residences. The design concept is remarkably unobtrusive and sensitive to the traditional architecture and natural surroundings of the historically significant Kadoorie Hill neighbourhood.
Poggibonsi
[caption id="attachment_212315" align="aligncenter" width="620"] Poggibonsi.[/caption]
Poggibonsi, Discovery Bay’s latest residential project, is now complete and is being handed over to its buyers, according to HKR International. In August, at least five homes were sold to the same group of buyers, fetching a total of HK$66.8 million, and by the end of the same month more than 100 homes in the project had been taken.
Occupying a lovely area of waterfront, Poggibonsi comprises three blocks housing 196 units, ranging in size from 344-square- foot studios to 1,844-square-foot four- bedroom apartments. Most units enjoy south-easterly or southerly aspects with views over surrounding trees or the sea, with Hong Kong Island in the distance.
St Michel
Sun Hung Kai Properties recently named a residential project in suburban Shatin as St Michel, which will be launched on to the market shortly. Currently under construction, St Michel is the first phase of a larger development and comprises 196 three- and four-bedroom flats, ranging in size from 920 to 1,500 square feet.
Although within a short walking distance of the City One and Sha Tin Wai MTR stations and shopping facilities, the location is surrounded by greenery and overlooks downtown Shatin from an elevated position.
Mount Regalia
[gallery ids="212314,212313"]
Located on Lai Ping Road in the Kau To Shan area, Mount Regalia recently saw a four-bedroom, 2,436-square-foot penthouse, sell for HK$98 million – about HK$40,230 a square foot, according to Regal Hotels International, one of the developers. Prior to this big-ticket deal, two properties, both at 2,107 square feet, were sold for more than HK$44 million in the same month.
Overall, Mount Regalia comprises seven medium-rise blocks, each 11 storeys tall. Units range in size from 1,600 to 3,300 square feet, including premium apartments with private terrace, garden or rooftop terrace. A collection of 24 luxury houses, ranging in size from 2,200 to 5,000 square feet, are also available within this gated community.
Ventria Residence
[caption id="attachment_212319" align="alignnone" width="934"] Ventria Residence.[/caption]
In Australia and Canada, private senior housing that provides care services across the continuum is nothing new, but premium senior housing is a relatively new concept in Hong Kong. Situated in Happy Valley with views over the racecourse, Ventria Residence is an upmarket senior living development that integrates hotel-like services with comprehensive medical and nursing care.
In addition to services typically found in fully furnished serviced apartments, Ventria Residence offers independent-living, assisted-living and memory-care programmes. The project team has also given serious thought to the building’s infrastructural set-up and interior design. Now under construction, Ventria Residence is set to open by the end of 2022.
Triazza
[gallery ids="212317,212318"]
Small- and medium-sized developers are also seizing the opportunity to market their stock. Top Dollars Development, for example, has recently launched its Triazza project for sale. Located at 383 Tai Po Road, it’s conveniently set near the junction of Caldecott Road, which leads to the arterial Ching Cheung Road. The complex comprises three blocks offering 35 flats, which are primarily laid out in three- and four-bedroom configurations that range in size from 1,352 to 2,496 square feet.
133 Portofino
[caption id="attachment_212309" align="alignnone" width="1024"] 133 Portofino.[/caption]
Sino Land’s big-ticket transaction at St George’s Mansion coincided with the developer’s HK$39.7 million sale of a 1,239-square-foot special unit at 133 Portofino in Clear Water Bay. It’s noteworthy that 133 Portofino was the first housing project in Hong Kong to receive WELL Core v pre-certification, followed by St George’s Mansions and Sino’s new commercial development in Wong Chuk Hang. WELL is the world’s first architectural benchmark that focusses exclusively on sustainability through human health and wellness.
El Futuro
[caption id="attachment_212310" align="alignnone" width="1000"] El Futuro.[/caption]
In Kau To Shan, the exclusive neighbourhood above Shatin, CK Asset is marketing El Futuro, a low-density project boasting spectacular views over the Shing Mun River that extend out to Tolo Harbour, with the Ma On Shan Country Park as a backdrop. The entire development includes 244 flats configured with two, three and four bedrooms, a layout mix that’s rare in this neighbourhood. A further 22 houses are reserved for those who demand more privacy.
Located near the front of Lai Ping Road, the complex is discreetly perched on an elevated plot in the foothills of Kau To Shan, offering a high level of privacy unmatched by other large-scale developments, according to the developer.
Mont Rouge
[gallery ids="212312,212311"]
Kerry Properties’ Mont Rouge is perched majestically on Beacon Hill immediately above Kowloon Tong, in one of the most popular big-ticket neighbourhoods of Hong Kong.
For views, privacy, convenience and space, Mont Rouge is in a league of its own. Blessed with sweeping views across Kowloon to Victoria Harbour and Hong Kong Island, this exclusive location avoids the hustle and bustle, but is nonetheless well connected to the city. Most residences enjoy southerly aspects that flood the rooms with fresh air and natural light.
Built in a low-density zone, the development offers “oversized” homes that include five villas (from 5,128 to 7,171 square feet), 14 houses (2,846 to 2,876 square feet), 24 family-sized apartments (1,656 to 1,760 square feet), as well as two 3,017-square-foot luxury penthouses.
8 Deep Water Bay Drive
[caption id="attachment_212308" align="alignnone" width="762"] 8 Deep Water Bay Drive.[/caption]
In mid-October, Nan Fung Group announced that it had sold a 2,865-square-foot home at 8 Deep Water Bay Drive on the Southside of Hong Kong Island for around HK$174 million, which is roughly equivalent to HK$61,000 per square foot. By mid-October, a total of 12 luxury homes at the development were sold, generating some HK$3.19 billion of revenue for the developer.
Secluded in a low-density enclave off Deep Water Bay Drive, the building offers a collection of 52 residences that range in size from 2,865 to 8,475 square feet, each of which is thoughtfully positioned to command spectacular views.
Central Peak
Sun Hung Kai Properties is at last offering homes for sale in Central Peak, the company’s prime Mid-Levels residential project, after a 10-year wait.
The complex comprises five low-rise blocks, each six storeys tall, that together provide 53 family-sized dwellings. The layout mix (1,649 to 2,962 square feet) includes three- and four-bedroom flats, in addition to special units that come with outdoor space. The developer expects each to fetch at least HK$70,000 per square foot, based on the valuation of comparable properties.
The luxury clubhouse features a 43,000-square-foot communal landscaped garden as its centrepiece, with a range of facilities that includs a 20-metre-long outdoor pool, a fitness room, spa and multi-purpose rooms.
Latent Supply
It’s believed that developers are gauging market interest in other super-luxury homes that are currently in the pipeline. Wheelock Properties, for example, is rumoured to be waiting for the right time to offer two luxury residences it redeveloped at 77-79 Peak Road, making a total of eight new dwellings of 6,000 to 8,000 square feet. CK Asset, on the other hand, has yet to announce when it will market the long-awaited Borrett Road project, which comprises 181 luxury homes, in spite of the fact that the project is now more or less fully complete.

A Dreamy Sanctuary: Triazza is the Epitome of Luxury Living
Triazza, the latest luxury residential property development at Kowloon Mid-Levels, offers space, privacy and convenience, as well as state-of-the-art interiors and amenities.
Until you see the opulence of Triazza, one could be forgiven for thinking that many Hong Kong residential projects have a dreary sameness about them.
Instead, Triazza presents a unique new low-rise luxury residential living in the urban area by setting new benchmarks for unparalleled privacy for discerning clients, offering diverse choices of special units with spacious configurations, and featuring premium building materials as well as designer fittings and appliances throughout.
Set among the elevated greenery of Kowloon Mid-Levels, Triazza is a world apart, taking full advantage of sweeping views across the city towards Hong Kong Island from large, airy and fabulously appointed family-sized units that are distinctly different in layout and design. Unusually for such a low- density residential project, the residents’ clubhouse includes a 19-metre-long pool with jacuzzi, a stylish function room with private kitchen, a multi-purpose activity area, a wine room, along with a gym and sauna.
Triazza attends to every detail to strengthen the brand, thereby carving a unique niche in the luxury residential market. This allows the project to meet the demands of discerning clients and prominent families who are seeking a quality way of life in an ideal residence.
The developer has spared no effort in offering a wide range of design choices, including apartments for large families that greatly resemble typical homes in the West, or penthouses with spacious rooftops and large stairhoods that make the most of the splendid location.
The nearly three dozen units at Triazza are arranged in a V-shape that not only allows each one to enjoy views across Kowloon towards Hong Kong, but also offers a high degree of privacy – for example, by allowing direct access to the car parking space from the house. This is a rare offering in the local market that redefines the standards of luxury living – in this case some residents can step out from their living room and into their car. This feature is especially accommodating to celebrity residents or others seeking a discreet lifestyle.
Unit 12 and Unit 25 in Block 2 are decorative units with saleable areas of 1,879 and 1,867 square feet respectively. The living and dining room is 16 feet wide and 29 feet long and is connected to a large balcony that brings the outdoor environment into the living space. The roomy layout emphasises the spaciousness of the large en suite master bedroom, which aligns perfectly with the corner-window design, giving the indoor space a special ambience.
The exotic poolside villa-style special Units 1 and 2 in Block 2 boast saleable areas of 1,463 and 1,824 square feet respectively. These units are fronted by a large resort-style garden pool, providing a setting that is reminiscent of an exotic Southeast Asian resort – yet another unique offering. Why You Should Consider Buying a Property in the Margaret River Region’s Towns of Yallingup and Dunsborough
While Australia’s Margaret River Region is famous for its wines, what’s probably lesser known is its status as a world-class holiday haven.
Named 2019’s number one Asia-Pacific destination by Lonely Planet, it is located in the state of Western Australia and a scenic three-hour drive south of Perth. A premier domestic tourist region, this relaxed corner of Down Under features a unique combination of attractions, which includes pristine beaches, karri (eucalyptus) forests, premium wineries, craft beer breweries, fine restaurants, handicraft shops and farmers’ markets.
The Margaret River Region is also blessed with a Mediterranean maritime climate, which draws visitors around the year with four seasons that are mild and pleasant. It is little wonder that international tourists enchanted by the region have been snapping up properties there.

The Busselton Margaret River Airport completed recent runway and terminal upgrades, with a new direct domestic Jetstar route from Melbourne on the cards. Now having the capacity to support wide-body aircraft including the Airbus A330 and Boeing 787 Dreamliner, the airport is touted as an alternate international airport to Perth with the future potential to accept flights from global gateways such as Singapore.
Those dreaming of an idyllic life there should look to two townships: Yallingup and Dunsborough. Named in the local aboriginal dialect as “place of caves”, Yallingup boasts a splendid location atop a ridge, surrounded by the Leeuwin-Naturaliste National Park with a bird’s-eye view westwards over the stunning Yallingup Beach.
The tranquil, crystal-clear lagoon of Yallingup Beach is excellent for sea sports, while its rugged cliffs, the 135km Cape to Cape hiking trail and Ngilgi Cave make for fine exploration. Smiths Beach and Injidup are also awesome spots to watch the surf. So inspiring is Yallingup’s landscape that it has become a hub for artisans, with more galleries and studios than anywhere else in the Margaret River Region. Living up to its popularity, Australian Traveller magazine has named Yallingup number one in its 100 Best Towns in Australia 2019 issue.

Located on the turquoise banks of Geographe Bay and the Ngari Capes Marine Park, the township of Dunsborough is perfect for families and nature lovers. Its calm and sandy shores are conveniently linked to town. It also flaunts a vibrant cafe culture and indie boutique scene, as well as bustling night life. For the active set, Dunsborough offers various watersports, whale watching (check out Naturaliste Charters at whales-australia.com.au), trail hiking and golfing at its two golf courses. Attractions include the working Cape Naturaliste Lighthouse, Sugarloaf Rock, the starting point of the Cape to Cape trail, and interesting wineries and farms.
